Navigating the 2026 Montana Tax Overhaul: New Tiered Rates & Homestead Relief
Montana has officially launched its most significant tax reform in decades. For homeowners in Missoula, Billings, and Bozeman, the “Old Montana” flat tax is gone. Starting January 1, 2026, the state has implemented a tiered property tax system specifically designed to provide relief to primary residents.
What You Need to Know:
Unlike a credit card company that must sue you in a Missoula County court to garnish your wages, the Montana Department of Revenue can bypass much of the standard judicial process through a Warrant for Distraint.
The Primary Residence Advantage
If your home is your principal residence (Homestead), your first $378,000 in value is now taxed at a reduced rate of just 0.76%.
The Second Home "Penalty"
If you own a short-term rental or a vacation home valued over $1.5 million, your rate has jumped to a flat 1.9%.
Income Tax Cuts
The OBBB has lowered Montana’s top marginal income tax rate to 5.65% for 2026. If you are still paying 2025 rates in your estimated payments, you are overpaying the state.
How We Help
If you are facing a Warrant for Distraint (Montana’s version of a tax lien), these new tiered rates can be used to renegotiate your “Ability to Pay.” We help Montanans leverage these 2026 laws to reduce state tax debt and protect their family homes.
